Welcome to Financing Bot. These Terms of Service ("Terms") govern your access to and use of the financingbot.com website and the resources and services made available through it (collectively, the "Services"), operated by [BUSINESS NAME] ("Financing Bot," "we," "us," or "our"). 2. Nature of Services
Financing Bot is software for mortgage lenders. It reads a loan file (the URLA/1003 and credit report, two years of paystubs and W2s, two years of tax returns with all schedules, two months of bank statements), indexes every page, recalculates each income figure by the rule that applies to it (including Form 1084 add backs tied to a line on the return), sources and seasons every deposit above the agency threshold, reconciles the automated underwriting findings to the file, and drafts the conditions in the lender's own wording, split prior to doc and prior to close. It then delivers a decision ready package in which every figure cites the page it came from, addressed to the lender's named underwriter of record.
The service is sold on this website as prepaid file packs bought through our online checkout: the 100 File Pack (100 files at $24.00 a file), the 500 File Pack (500 files at $22.00 a file) and the Enterprise Block (2,000 files per block at $18.00 a file), each valid for twelve months from purchase, with a file deducted only when its package is delivered. A $0 Pilot Order of 50 already funded files is available once per lender through the same checkout with no payment method collected and nothing that renews or converts. Unused files are refundable in full within 30 days of purchase. Financing Bot prepares, calculates and documents; it does not approve, decline or decide any loan. Every decision is made and signed by the lender's named underwriter, who on FHA and VA loans personally holds a DE or SAR designation. The lender keeps its representations and warranties and provides the specific principal reasons for any adverse action that Regulation B requires. Any agency relief attaches to verified data and the agencies' own models, not to this software. The Services include the web application, secure upload, customer support, and an optional SMS program for account notifications and product updates.
3. Service Information Disclaimer
Financing Bot prepares, calculates and documents loan files for licensed lending institutions. It does not make credit decisions, does not communicate with borrowers, and has no relationship with any borrower. The customer is the creditor and makes every credit decision, issues every adverse action notice with the specific principal reasons its law requires, and retains all representations and warranties it makes to any investor, agency or insurer. Where an agency grants relief from representations and warranties, that relief attaches to verified data and to the agency's own models and does not attach to anything produced by [BUSINESS NAME].
We make every effort to state pack contents, file counts, rates, validity periods and pricing accurately, but we do not warrant that descriptions or other content are error free. In the event of a pricing or description error we reserve the right to correct it and to cancel any affected orders. Figures shown on this website as examples, targets or illustrations (including any processing split or sample worksheet) are illustrative and are not a promise of any savings, defect rate, turnaround or outcome. Carriers are not liable for delayed or undelivered messages.
